NYC Co-op Renovation Checklist

A co-op renovation must work inside both the apartment and the building’s current process. Use this checklist to organize the construction questions before setting expectations for access, approvals, materials, or start timing.

01

Request the current building package

Ask management for the current alteration agreement, contractor-document requirements, work hours, protection rules, delivery procedures, elevator process, and review contacts. Building requirements can change, so use the package supplied for the actual project rather than an old copy.

  • Alteration agreement
  • Contractor document list
  • Work and delivery hours
  • Protection requirements
  • Review contacts
02

Define cosmetic work, repairs, and renovation separately

Painting, finish repair, cabinet replacement, plumbing or electrical changes, and layout work do not all follow the same path. NYC DOB states that most construction requires approval and permits while some minor alterations or ordinary repairs may not; requirements depend on the actual scope.

  • Work by room
  • Items to remain
  • Repairs versus upgrades
  • Plumbing and electrical changes
  • Permit or filing questions
03

Coordinate the construction participants

Identify who will prepare any required plans, who communicates with management, which trades are involved, and who has authority to approve scope or finish changes. Renoed can coordinate the construction work, while filings and professional responsibilities remain project-specific.

  • Owner decision-maker
  • Building contact
  • Design professional where required
  • Trade coordination
  • Change authorization
04

Plan the occupied-building logistics

Map the route from street to apartment, elevator reservations, surface protection, debris removal, material deliveries, daily cleanup, and neighbor-sensitive work. The logistics plan should be as specific as the room scope.

  • Access route
  • Elevator windows
  • Common-area protection
  • Delivery and debris plan
  • Daily cleanup
05

Close the work with the building and owner

Finish with a walkthrough, punch list, required sign-offs or closeout documents, final cleaning, and a clear record of any remaining owner or building actions.

  • Owner walkthrough
  • Punch list
  • Building closeout
  • Completion records
  • Final handoff

Start with a clear conversation.

Share the property, timing, and primary goals. Renoed will use those details to prepare the most relevant next step.

Upload photos of the existing condition so the Renoed team can better understand the project. PDF plans or claim documents are optional.
